Water consumption monitoring aids early leak detection.
JSE-listed Redefine Properties with its large portfolio of properties handles the asset management functions in-house, while the day-to-day property management is outsourced to specialists, Broll. Management of the properties entails coordinating all activities from leasing, rent collection and renewals, to budgeting and maintenance. In order to minimise operating costs Redefine says it is important to reduce wastage and accordingly keeps close tabs on the electricity and water consumption at its buildings.
In order to facilitate early detection of leaks and ensure accurate and timely meter readings, Redefine has contracted local wireless solutions provider, Beyond Wireless, to monitor water consumption at numerous properties in its portfolio.
Beyond Wireless offers a managed turnkey solution that makes affordable, scalable, realtime monitoring and control of remote and mobile assets possible. By installing remote terminal units (RTUs) in-line with the water meters at its buildings, Redefine is able to monitor and analyse water consumption and flow patterns across the entire portfolio. Each RTU has an independent battery back-up and is mains, battery or solar powered depending on availability.
The first RTU was installed almost two years ago and to date approximately 80 more have been commissioned. Asset Manager Grant Elliott explains that each unit offers an alert function: should water consumption fall outside of predetermined norms, an SMS or e-mail is sent to notify a relevant party of the water wastage, which could be due to a leak or a tap accidentally left open. The alarm is then investigated and the necessary corrective action taken.
Elliott notes that this early leak detection capability prevents or reduces possible flood damage and minimises any unexpected increase in water consumption. “The reports we receive from Beyond Wireless give us an analysis of water usage at each property,” he says. “This makes it possible to compare consumption across properties or to analyse consumption at one property for different time periods.”
The system is web-based making it both affordable and easy to deploy. Portfolio managers are able to view data from the sites that are being monitored with respect to total monthly water consumption, the number of anomalies detected and those that remain unresolved, together with the estimated monthly savings in water related expenditure.
In the future, the wireless water consumption monitoring system will be configured to allow Redefine to cross-check the local billing authority for accuracy. This will help to avoid surprise back charges should estimated readings have been used.
Elliott concludes that the benefits of the Beyond Wireless water monitoring system have made it an effective solution for Redefine Properties and that the company anticipates using it well into the future.
